What a wonderful property and staff. The rooms and property actually looked like and were as clean as the pictures. The staff was over the top nice and accommodating (BTW - available 24 hours). If you have kids, this is a one stop amusement location that is close to great restaurants and shopping within walking distance. And the beach is less than a 5 minute drive away. This will be our top pick when returning to the Cape. We'll be back.

Clean, not run down. Ironing board greasy and wouldn't properly open or close. When you set aside a block of rooms for wedding guests, your ironing boards should be clean and functional. Front desk has not answered phone calls from guest rooms in two days. Not a great place for anything but a family vacation, nice pool for kids, ice cream and bumper cars on the grounds.
